1. Welcome and EssentialsThis is a quiet and safe area. However, it is necessary to lock all gates, doors and windows when leaving the home.
The house is equipped with a Smart Key that unlocks and locks the front door and activates / deactivates the alarm system. Description under 2. “Smart lock and Alarm system”
The house is well equipped and should have everything you need. We understand that things can break despite careful handling. Should something break, please let us know as soon as possible so it can be replaced.WiFi / Internet

In bad weather, the WiFi connection may be less stable. It usually comes back up on its own, however you can press the button on the top of the Holawifi box (behind TV) for a restart. The blue light will blink for up to 2 minutes, it then restarts. A white light shows normal operation.
Air Conditioning
please close all doors and windows when using the A/C (this also keeps mosquitoes out). Best cooling temperature for health and comfort: 25° C. The batteries are taken out of the remote control when not in use to extend lifetime. Please – if you have time – take them out again before you leave.
Central heating
Is available and will have been switched on for you during the winter months. For comfortable sleep and to reduce unnecessary energy use, we recommend turning the central heating down to level 2 or so at night. Thank you for helping us care for the environment — small changes make a real difference.
No Smoking
Casa Serena has a strict no-smoking policy. Smoking is not permitted anywhere in the house or in the garden. Especially during the summer months there is a high risk of fire due to dry surroundings. Smoking is permitted only on the terrace, using an ashtray. Please dispose of cigarette butts responsibly. Many thanks.
Neighbours
Our neighbours on both sides live here permanently and also enjoy the calm and peace. Thank you for respecting our neighbours and keeping noise to a minimum.
Spare batteries are in the dining room glass cabinet.If something isn’t working: please contact us, we are happy to help and can usually resolve things quickly.

2. Smart Lock and Alarm SystemUsing the Smart Lock and Alarm Fob:• To unlock the door and disarm the alarm (on arrival)
• Press the TOP button
(transparent open-shield symbol)
• Hold the fob in front of the fob symbol
• Wait for confirmation sound / light
• If it doesn’t work the first time, just try again. Sometimes the panel needs 2 – 3 slow passes – this is normal.

To lock the door and arm the alarm (when leaving)
• Make sure all doors and windows are closed
• Press the LOCK button (black closed-shield symbol)
• Hold the fob in front of the fob symbol
• Wait for confirmation sound / light
• If nothing happens, repeat the slow upward wave. A couple of tries is completely normal.

• Please remember:
• Press a button first.
• Move the fob slowly.
• If unsure, repeat calmly.
• Easy memory line: Press. Hold/wave. Slow. Repeat if needed.
Inside the house, the alarm is not
activated. However, the front door should be locked at least at night by turning the smart lock (turn left to lock, turn right to unlock).

3. Living and Dining AreaTVThe Toshiba remote control is standard and easy to use. TV channels are Spanish and some English-speaking channels via roof antenna.If you have a Netflix account, you can log in via the “Netflix” button on the remote control. Remember to log out before you depart.The TV has internet, YouTube etc. can be watched.The skybox is no longer in use; the satellite dish is currently not in operation.WiFi Box
HolaWifi box: in bad weather a reset may be required (blue light). To reset press the button, the blue light will blink and turn white indicating normal function after a few minutes.

Compact Stereo System
(Panasonic SC-HC39)
CD or Bluetooth, USB port. Bluetooth sometimes does not work (we don’t know why).Fireplace (winter only):The fireplace is designed for warmth and atmosphere and works best with dry hardwood – we use only oak for a clean burn, minimal smoke and longer-lasting warmth:• Open the air vent fully when lighting the fire.
• Use small pieces of wood to start, then add larger logs once the fire is established – it is important to get the burner very hot before putting in the larger logs, this also heats the chimney for best performance.
• Keep the door closed during use.
• Avoid overloading the fireplace.
To make the wood burn longer
• Use well-seasoned hardwood (36 months + is best).
• Add logs gradually rather than all at once.
• Reduce the air vent slightly once the fire is burning steadily.

After use
• Allow the fire to burn down naturally.
• Close the air vent once the embers are out.
LEAVE ASH TO COOL COMPLETELY BEFORE REMOVING IT.
• Once fully cooled, ash may be removed using the metal tray inside the burner. You can place it in the garden as fertiliser only when it is completely cold.
• Clean the glass after each use, ONLY when the glass is cool to the touch.
• Please keep the glass and surrounding area clean for safe use.

For your safety
Never leave the fire unattended.
• Do not burn paper, cardboard, or treated wood – only use wood bought specifically for use in a log burner.
ENSURE THE FIRE IS FULLY EXTINGUISHED BEFORE GOING TO BED OR LEAVING THE HOUSE.
• There is a carbon monoxide detector (you cannot smell or see carbon monoxide) as well as various smoke detectors. The carbon monoxide shows the carbon monoxide levels in the display from 0 – 999 ppm.

WHAT TO DO IF THE ALARM SOUNDS
• WARNING! Actuation of your CO alarm indicates the presence of Carbon Monoxide (CO) which can KILL YOU.
Keep calm and open all doors and windows to increase the rate of ventilation, without compromising your own safety. Stop using all fuel-burning appliances and ensure, if possible, that they are turned off, e.g., for gas appliances, isolate the emergency control valve.
• If the alarm continues to be activated, then evacuate the premises. Leave the doors and windows open, and only re-enter the building when the alarm has stopped. In multioccupancy and multi-story premises, ensure that all the occupants are alerted to the risk.
• Get medical help for anyone suffering the effects of carbon monoxide poisoning and advise that carbon monoxide inhalation is suspected.
• Notify the host, so the appropriate appliance servicing and/or maintenance agency supplier can be contacted to identify and correct the source of carbon monoxide emissions. Unless the reason for the alarm is obviously spurious, do not use the fuel-burning appliances again, until they have been checked and cleared for use by a competent person according to national regulations.

4. KitchenAppliances
• There is a gas cooker. The gas bottle is standard in Spain and located outside the house, in a little compartment under the kitchen window. Should you run out of gas there is a replacement bottle ready - please do let us know if you have replaced the bottle before you leave. Most gas stations offer replacement bottles in exchange for empty ones. Cost is around 15-20 €.
• ALWAYS ensure the gas cooker is turned off after cooking and please check again when you depart.
• Fridge/freezer: At final departure, please unplug the fridge/freezer and leave the doors open.
• Remove perishable items.
Bins & Recycling
• There are 4 bins for you to be able to recycle.
o Paper & carton (we use the large silver bin).
o Plastics (under kitchen sink).
o Glas (under kitchen sink).
o Rest (under kitchen sink).
• There is no collection - please take waste to central bins at the exit of the urbanisation, opposite the Monte Pego Life Centre.
Water
• The water is safe to drink, even without a filter, it is mountain water from Monte Pego (it does have chlorine added though, as everywhere).
• Kitchen water: lever down = cold water; lever up = hot water. Please note that hot water may take a moment as it is provided via the heat pump
• However, we prefer to offer filtered water to reduce plastic / carton waste and reduce chlorine (Philips AWP3703 – replacement cartridges available at e.g. Carrefour).
• Use filtered water for consumption and cooking.
• Use non-filtered water for washing up etc. to extend filter life.

5. Bedrooms
• Master bedroom: the safe does not work - use the larger safe in the large built-in hall wardrobe.

6. Bathrooms• Hot water may take a while as it is provided via a heat pump.• Ensuite:
• hairdryer, shampoo, conditioner, shower gel, cleaning products.
• 2nd bathroom:
• hairdryer, shampoo, conditioner, shower gel.
• Guest / half bathroom:
• shampoo, conditioner, shower gel, washing machine, cleaning products New shower, extra high for tall people.
• Washing machine:
• The water for washing machine is turned off, so you need to turn it on if you wish to use it.

7. Terrace & PoolPool
• 8 x 4 m.
• Chlorinated water (not salt water).
Pool safety
• No diving.
• Children must be supervised at all times.
• Depth varies and is 2 m at the deep end.
• For safety reasons, we strongly advise against swimming after consuming alcohol.
Outdoor shower
• Please always use the shower before swimming to keep water clean.
Furniture
• Please use cushions provided and return them indoors in windy or rainy weather, and after your stay.
BBQ / Grill
• Gas grill (for safety reasons due to dry surroundings and potentially flying sparks).

Insects
• Some years there are more wasps and mosquitoes than others.
• Wasps usually only sting if they feel threatened. If you offer them something sweet a little distance away from the table, they often leave you in peace.
• We kindly ask that you avoid using insect / bug spray where possible. Wasps are important pollinators and also part of the local bird food chain – thank you for helping us protect the local ecosystem.

8. Garden & Outdoor Areas• The garden is designed with mediterranean plants.
• Feel free to pick ripe fruit. Rough guide:
• pomegranate from October.
• mandarins in winter.
• lemons vary.
• oranges in winter.
• apple around September / October.
• níspero / loquat around April (eat fresh, they don’t store well).

9. Other amenities

  • Electricity and water - please help us use resources responsibly.

  • Beach towels are in the built-in wardrobes in the hall or in one of the bedrooms wardrobes.

  • A travel cot is in one of the bedroom wardrobes.

  • Spare dining chairs (for outside dining) are kept in the built-in hall wardrobes.

  • Books are in the entry hall - feel free to read them. If you take a book, please do try to leave another one in exchange for future guests.

  • Spare batteries are in the drawer of the dining room glass cabinet.

  • Iron and ironing board are kept in the built-in hall wardrobes.

  • Door keys, if not close to the doors themselves, are in the built-in kitchen cupboard to the left of the fridge.

  • Safe is in the large built-in hall wardrobe.

  • There should be two large umbrellas by the entrance (if not, they have been “lost”).

Fire

  • In case of fire exit through the front door, the dining room door or master bedroom door.

  • Then call fire brigade (112)

  • The fire extinguisher is in the living room, next to the couch on the left side of the TV

Power cut

  • In the rare event of a power cut (only 1 in the past year, for ca 15 minutes) there is a torch by the front door.

  • Electricity usually restores itself, please have a little patience.

Water

  • The main water can be turned off under the sink and should only be turned off if there is a leak or other emergency – do not turn off the water upon your departure. Just turn off the water of the washing machine for safety reasons.


12. Departure

Before leaving please:

  • Lock all doors and leave keys in the kitchen cupboard to the left of the fridge.

  • The smart key fob used to lock/unlock the front door and arm/disarm the alarm must be returned separately and as instructed at checkout.

  • Casa Serena is protected by a monitored alarm system which operates with authorised smart keys. If a smart key fob is lost or not returned, please inform us as soon as possible. For security reasons, lost keys are deactivated immediately. Any replacement costs charged by the security provider will be passed on to the guest.

  • Switch off all lights.

  • Unplug everything EXCEPT wifi and alarm system (must remain on).

  • Turn off the water of the washing machine (tap is behind the washing machines).

  • If you logged into Netflix, remember to log out again.

  • We would appreciate it, if you have the time, if you could take out the rubbish and drop it off at the exit of the urbanisation.

  • Lower the roller shutters in all bedrooms (important) – but only the bedrooms.

  • Please do slide the camera shutter back (dining room, hall) so the rooms have security during unoccupied phases.

  • Please leave the house in a tidy condition – much appreciated.
